If you’ve looked around your house lately and thought, “Do we really need all of this space anymore?” you’re probably not alone.

Maybe the kids have moved out. There are rooms you barely walk into anymore. The yard takes more time than you want to give it. Or maybe there’s absolutely nothing wrong with your house... it just doesn’t fit your life the way it used to.

We understand that feeling because we’ve been there.

We Downsized, Too

A few years ago, Rudy and I made the decision to downsize our own home in Suffolk, Virginia.

We had lived in our house for about 20 years. It was where we raised our son, celebrated birthdays and holidays, tackled renovation projects, and made a whole lot of memories.

But as our son got older and we started looking ahead to the empty-nest stage of life, we realized something:

We were maintaining a house for the life we used to have instead of choosing a home for the life we were moving into.

So we went from approximately 2,700 square feet to around 1,900.

And yes, even as Realtors®, it was emotional.

The Hardest Part Wasn't Selling the House

Selling a home in Hampton Roads is something Rudy and I help people do all the time.

But when it was our home?

There were completely different questions running through our heads.

Would 1,900 square feet feel too small?

Would our son still feel like he had a place to come home to?

What were we supposed to do with 20 years of stuff?

Would everyone still fit when they came over?

And probably the biggest one...

What if we sold the house and regretted it?

Those are the questions I think we don't talk about enough when we talk about downsizing.

Downsizing Isn't Really About Having a Smaller House

I actually prefer to think of it as rightsizing.

You're not automatically looking for the smallest house you can find.

You're looking at your life now and asking what kind of home would make it better.

Maybe that means:

• Less yard work

• Fewer unused bedrooms

• Lower utility and maintenance costs

• A first-floor primary bedroom

• Less stuff to take care of

• More freedom to travel

• Living closer to children or grandchildren

• Moving to a different part of Suffolk or Hampton Roads

• Or simply having a home that feels more manageable

Sometimes the right answer is moving.

Sometimes it isn't.

And that's why I don't think the first step in downsizing should be putting your house on the market.

Start With "Where Would We Go?"

This is usually one of the biggest questions we hear from homeowners considering downsizing in Hampton Roads, Virginia.

And it's a good question.

Before you decide to sell, you need to understand three things:

1. What could your current home realistically sell for?

Not a Zestimate. Not what your neighbor says theirs is worth. We want to look at the actual local market and your specific property.

2. What would you likely walk away with after the sale?

Your estimated proceeds matter because they help determine what your next move could look like.

3. What can you realistically buy that would make moving worthwhile?

This is a big one.

Selling a larger home just to spend almost the same amount on a smaller home may or may not make sense depending on your goals.

That's why we like to look at the whole picture before making a decision.

You Don't Have to Be Ready to Move

This might be my favorite thing to tell people.

You can start figuring this out before you're ready to sell.

In fact, we'd rather you do.

If you think you might downsize in six months or even a year, that's enough reason to start asking questions.

We can talk about what your home may be worth, what you might want to do before selling, what areas or types of homes could work for your next stage, and whether moving even makes financial sense.

Having lived in Suffolk for most of our lives and having gone through this transition ourselves, Rudy and I understand downsizing isn't just another real estate transaction.

You're making decisions about your home, your finances, your belongings, your family and what you want the next chapter of your life to look like.

That's a lot.

It's to help you understand your options so you can decide whether moving is actually the right choice for you.
